Man seeks rezoning for used car business

SPRINGFIELD —

A piece of land that used to be a drive-thru restaurant will likely have cars going through it again, but in a different capacity.

The land at 3399 Urbana Road was approved to be rezoned into general business from neighborhood business at the county commission meeting Tuesday.

The property used to be home to Papa Louie’s Pizza Restaurant and then became SAR Inc., Used Cars.

John Linardos Jr. applied for the rezoning to lease the property for another used auto sales lot. Linardos runs the Four Seasons greenhouse located at 3355 Urbana Road, the other part of the property approved for rezoning Tuesday.

Linardos’ aunt owns the property.

The zoning process has taken several months, which is longer than he expected, Linardos said. The property’s water and sewer hookups have complicated the rezoning process.

The county Planning Commission voted to deny the rezoning request June 6 because the provisions for the land use were not clear. The Rural Zoning Commission voted to approve the request June 13 before the County Commission voted Tuesday.

The property is still not in the clear to be leased, Linardos said.

“We have to wait on the EPA now,” he said.

If he had known the process would take this long, Linardos said he probably would not have looked to rezone the property.

There is no timeline for opening the used car lot, he said, because there is not a timetable for the water and sewer issues to be handled.
